StoneyBrook Open Space Development

Open space design involves concentrating development in a compact area of a site, leaving the remainder of the site as open space and natural areas.  These types of developments promote a reduction in street width and small lot sizes.  Another wonderful aspect of open space design is that it integrates storm water management into the core of the site design.  Open space developments benefit the community by minimizing impervious cover, reducing runoff and pollutants, preserving existing natural areas, and efficiently utilizing infrastructure.  Lot sizes are smaller tan other communities, which allows for backyard common space and gives the look of a much larger area surrounding the home.

Currently D. C. Gohn Associates, Inc. is working with Robert Gruber and Wayne Miller to create an open space development in West Donegal Township.  Construction is estimated to begin in the Summer of 2007.  A color rendered plan is at the West Donegal Township Building, and we invite you to take a look.

Educating the Community on Sustainability

In cooperation with the Lancaster County Building Industry Association (BIA) and the National Association of Home Builders (NAHB), we have provided services to prepare and record a four lot subdivision plan from an underutilized area of the Mount Joy  Campus.

Through a team effort, all means and methods for home construction will be researched and evaluated.  One of the goals of the project is to utilize as many 'green' practices and products as practical so as to achieve the highest rating by the NAHB for a building green certification.  Once completed, the first of our single family homes will be open so as to provide educational opportunities for target groups of builders, remodelers, students, and those involved in the home building industry to get a first hand look at what "building green" really means and what it really costs.
